Seattle and Portland are two cities which allow backyard cottages up to 800 sq. ft. in size. The City of Portland has actively encouraged homeowners to build so-called accessory dwelling units on their property since 2010, waiving thousands of dollars in development fees in each case. Seattle has seen a rising number of backyard dwellings since the recent expansion of the backyard cottage ordinance in all neighborhoods in Seattle over 4000 sq ft. These (detached) accessory dwelling units are referred to as DADUs or ADUs.
Some of the requirements are:
owner occupancy: owner occupancy either the primary structure or the detached ADU.
minimum lot size: In Seattle, the minimum lot size is 4,000 sq. ft.
maximum cottage size and height: Detached ADUs are restricted by size and height limitations. Sometimes this is a maximum floor area other times it is a percentage of the size of the primary residence.
permitting process: New ADUs must meet the same building codes applicable to houses.
Local neighborhoods that allow DADUs or ADUs are:
Bremerton, Burien, Kent, Kirkland, Mercer Island, Mill Creek, Mountlake Terrace, North Bend, Redmond, Sammamish, Spokane, Seattle, Vancouver.
